Home Buying Step by Step Guide

1. Arrange a mortgage

Having your finances arranged in advance of conducting a property search is an important step in the buying process. Possessing a detailed understanding of how much money you have to invest will dictate the areas and properties available to you.

2. Register with Smart Move

Arrange a time to visit one of our offices, register with us over the telephone, or on our website.

We are always on hand to discuss your property requirements and provide advice on finding your ideal home. If you need further advice then we provide a free consultation service.

3. Property consultation

We provide a free consultation service for all of our potential clients by appointment. If you would like to discuss your property requirements with us in more detail, then we recommend that you arrange an informal meeting with one of our team.

The more information we have about your specific needs, the more detailed our search and the more specific our advice will be.

4. Selecting the right property

Smart Move works hard for you so as you don’t have to. After we have familiarised ourselves with your search criteria, we will conduct extensive searches to provide you with a range of properties from which to shortlist.

We will keep you regularly updated with our results, as well as providing alerts on the latest properties and developments to come to the market.

5. Arranging viewings

We recognise that our clients are busy people and therefore we are open later to accommodate your schedule, meaning viewings after work and at weekends.

Demand in the residential market is high and therefore we advise serious purchasers to act quickly. We accompany you on viewings to ensure we are able to answer any questions you may have. We will also drive you to and from viewings allowing you time to think and take in your surroundings.

6. Making an offer

When you have found a property that meets your criteria Smart Move assist you in putting together a formal offer. All offers made on your behalf will be subject to contract and stipulate any conditions that you have.

It should be noted that you may be required at the offer stage to provide proof of your financial ability to enter in to a contract to make the purchase.

7. Offer agreed

Smart Move takes care of the steps that follow your offer being accepted and will confirm to all parties in writing the agreed sale price.

We will prepare the associated sale documents and advise you when to instruct your financial advisor and solicitor.

8. Conveyancing

You will need a solicitor or licensed conveyancer to act on your behalf during the purchase process. They will take responsibility for;

  • Raising enquiries in relation to draft sale contracts provided by the vendors Solicitor.
  • Undertaking a Local Authority Search.
  • Reviewing the vendor’s Home Information Pack.
  • Agreeing a contract exchange date.

Our role throughout the process is to facilitate the sale by continually negotiating and driving the transaction forward on your behalf, ensuring minimal time and complications in completing.

9. Survey and mortgage offer

Your mortgagor will instruct a surveyor to undertake a survey of the property you are purchasing and advise on the property’s value, also identifying any structural issues that the property may have.

Upon receipt of the surveyor’s valuation, the mortgagor will issue to you and your solicitor a formal offer which will need to be signed and returned.

10. Exchange of contracts

When your solicitor has satisfied itself that all contract enquiries have been answered adequately then the exchange of contracts can take place.

Following signature by both you and the vendor, your solicitor will arrange for payment of a deposit (typically 10% of the agreed purchase price). A date for completion is then agreed between parties.

11. Completion

Your solicitor will arrange for the transfer of the remaining balance of the purchase price to the vendors solicitor account. At this point keys for the property can be released and the buying process is completed.
