Landlord Fees & Charges

Our landlord fees are dependant on the type of property you are letting and the level of service you wish to receive from Smart Move.

Get in touch with us to speak to find out more about the landlord services we offer and what the fees will be. Below is an outline of all our charges (inc. VAT) for your benefit.


Letting, Renewal, Receiving Rent & Management

14% of rent for the whole time your tenant stays in the property. This includes:

  • Day-to-day property management including repairs
  • Assist utility companies with meter readings when tenancy starts / ends
  • Hold a set of keys throughout the tenancy
  • Hold a working fund and make payments
  • Organising safety checks (Gas, electrical, smoke and carbon monoxide)
  • Visit the property at least once a year
  • Emergency out of hours service 365 days of the year
  • Manage the end of tenancy process and deposit return

Short Lets (six months or less): 30% of rent. Minimum fee all regions: £1200


Letting, Renewal & Receiving Rent

12% of rent for the whole time your tenant stays in the property. This includes:

  • Finding a suitable tenant for your property
  • Professional advice on preparing your property
  • Advice on compliance for health and safety
  • Putting up a ‘To let’ board
  • Marketing the property on relevant portals
  • Arrange and accompany property viewings
  • Collect and hold the tenancy deposit
  • Ask tenants to set up rent payments and pass monies on
  • Make any necessary HMRC deduction
  • Chase late rent payments
  • Discuss renewal or termination with you before the end of the tenancy

Short Lets (six months or less): 24% of rent. Minimum fee all regions: £1000


Management-Only

7.2% of rent for the whole time your tenant stays in the property.

Handover: £600. Minimum Fee £1800.
